Application Requirements*

  1. All individuals of age 18 years or greater must complete and submit a rental application.
  2. All income listed on the application must be verifiable.
  3. Each applicant must have valid State Driver License or State Photo ID and Social Security Number.
  4. Each applicant must be employed at a minimum of 12 months with no breaks in employment in same or similar line of work, unless on Government Assistance, Retirement, Investments etc.
  5. Each applicant must have positive credit history of not less than 48 Months to avoid any rent / refundable deposit increases.
  6. Each applicant must provide four most recent months of pay stubs or other most recent documentation to verify income.
  7. Each applicant must have two years of positive verifiable rental history from a third party landlord (Not by a Friend, Relative or Barracks).
  8. Each applicant must have an active checking account in their name for a minimum of 12 most recent months.
  9. Each application must be completely filled out and signed.
  10. Applicants must provide a copy of their vehicle insurance for each vehicle listed on the application to be parked on the property.
  11. Applicants acknowledges and accepts Shire Properties, LLC represents the owners of the property for which the applicant is applying for.
  12. Application fees must be paid at time of submitting rental application (Non Refundable no Exceptions)
  13. All emailed documents MUST be scanned in to a PDF file format and emailed ready to print in a manner to be like the original document size and shape.  Any other file format will AUTOMATICLY place the application in denied status.  All pictures MUST be in color, clear, easy to read and scanned into a PDF or JPEG file format.
  14. We are sorry.  We do not accept "Reusable Credit or Criminal" screening reports.
Income Requirements*
  1. Applications submitted may be denied when employment is less than six (6) months or employment transfer working from home.
    1. If any of the "Application Requirements" are not met.
    2. Increase in rent rate / refundable deposit may apply. 
  2. Self-employed applicants: Must meet and submit the following.
    1. Submit twelve most recent business checking bank statements supporting income - Complete statement from first page to last page.
    2. Submit all 1099 and W-2 from any clients you received income.
    3. Submit most recent year of I.R.S. Tax filing documents.
    4. Copy of an active state business license.
    5. Must be in business of not less than twenty - four (24) months. 

Established Positive Credit History

  1. Each applicant must have a positive credit history of not less than 48 Months to prevent any rent / refundable deposit increases.
    1. Each applicant must have a positive credit history that consist of an active major credit card of not less than 48 Months. (Visa, Master Card, American Express, Discover Card) or a minimum of any combination of two department, gas or any other minor credit card held of not less than 48 Months. and Bank Loans i.e. Vehicle, Personal or any loans of not less than 48 Months past paid or in present payment status within seven years. (No Late Payments or Collection Accounts)
    2. If any application submitted shows a positive credit history of less than 48 Months, the adjusted rent rate shall increase by thirty - five dollars 00/100 ($35.00) and an increase of seven hundred dollars 00/100 $700.00 refundable deposit above the rent rate listed on the application or any adjusted rent rate listed on any adverse action notice, which ever is greater.
    3. If any application submitted shows any negative credit history with a positive credit card and bank loan history on their credit report, the adjusted rent rate shall increase by fifty - five dollars 00/100 ($55.00) and an increase of eight hundred dollars 00/100 $800.00 refundable deposit above the rent rate listed on the application or any adjusted rent rate listed on any adverse action notice, which ever is greater.
    4. Any application submitted that falls out of the above Established Positive Credit History, may be denied, unless otherwise agreed.

Rent and Deposit Increases

  1. Rent and Refundable Deposits;
    1. Any increase of rent rate and refundable deposits are determined on i.e. income, credit history, rental history, employment or lack there of.
    2. Applicant's income MUST support all personal monthly expenses plus one hundred and fifty dollars ($150.00) to avoid any rent / refundable deposits.
  2. Any application submitted without a rental or positive credit history shall incur an automatic;
    1. Rent increase of one hundred dollars 00/100 ($100.00) and
    2. Refundable deposit increase of one thousand dollars 00/100 ($1000.00) above the rent rate listed on the application or any adjusted rent rate listed on any adverse action notice.
    3. If there are any negative items displayed on any credit/background check, the applications submitted may be denied unless otherwise agreed.
  3. Any Application Submitted that show collection balances between $200.00 and $1000.00
    1.  Any applications submitted that show the sum balance of collection accounts that fall within two hundred dollars 00/100 ($200.00) and one thousand - dollars 00/100 ($1000.00) shall have an increase of refundable deposit of eight hundred dollars 00/100 ($800.00) above the rent rate as stated on the application or any adjusted rent rate listed on any adverse action notice and a adjusted rent rate increase of sixty - five dollars 00/100 ($65.00). 
  4. Defaulted Student Loans
    1. The sum balance of any defaulted federal student loans accounts that are greater than five thousand dollars 00/100 ($5000.00) shall have an increase of refundable deposit of one thousand dollars 00/100 ($1000.00) above the rent rate as stated on the application or any adjusted rent rate listed on any adverse action notice and a adjusted rent rate increase of fifty dollars 00/100 ($50.00).  
    2. The sum balance of any defaulted federal student loans accounts that is less than five thousand dollars 00/100 ($5000.00) shall have an increase of refundable deposit of five hundred dollars 00/100 ($500.00) above the rent rate as stated on the application or any adjusted rent rate listed on any adverse action notice and an adjusted rent rate increase of fifty dollars 00/100 ($50.00).
    3. Any unpaid judgments, including any federal student loans accounts will cause the application submitted to be denied.

Housemates Applications

  1. All applications submitted for a particular property are all processed as a whole.  If any one application submitted (say one of the four) would cause a denied status, all four applications submitted will be denied no matter how excellent the other three applications are.  This also apply to any rent / refundable deposit increases.
  2. It is the full responsibility of each applicant to pre screen every other housemate before submitting any applications.
  3. Shire Properties, LLC cannot disclosed any information relating to any application submitted that were denied or required any rent / refundable increases.
  4. Application fees are not refundable.

Application Denial

  1. Any application submitted that shows five or more unpaid accounts in collections shall be denied.
  2. Any application submitted that show the sum balances of collection accounts greater than one thousand - dollars 00/100 ($1000.00) shall be denied.
  3. Any application submitted that shows more than three late rent payments within twelve months time shall be denied.
  4. Any application submitted that shows any evictions, nuisance or disturbance notices shall be denied.
  5. Any application submitted that shows any failure to properly maintain property shall be denied.
  6. Any application submitted that shows any unauthorized pets or occupants shall be denied.
  7. Any application submitted that shows any delinquent / unpaid child support payments shall be denied.

Automatic Application Denial

  1. Any military dishonorable discharge.
  2. False or misleading information provided on the Rental Application.
  3. Any eviction or Unlawful Detainer action.
  4. Any history at which confirms any unpaid balance due to a Property Management or Landlord.
  5. Any application submitted that shows any unpaid judgments shall be denied.
  6. Any open bankruptcy or any closed bankruptcy within three years from today's date.
  7. Any criminal convictions offense that took place within four (4) years of application date. (minor traffic violations not included)
  8. Any criminal offense of a physical or violent nature against another person or property.
  9. Any criminal offence involving any kind of weapon against another person.
  10. Any criminal history that is currently on probation or recently release from incarceration within four years.
  11. Any sexual offenders registered or unregistered.
  12. Landlord will review criminal records on a case-by-case basis considering the nature, severity, circumstances of the criminal conviction and the amount of time that has passed since the criminal activity.  However, most felonies will cause an automatic application denial.

Management reserves the right to modify or change any term, rent rate or refundable deposit without notice.

*All applications submitted for a particular rental property must meet the above criteria to be approve and prevent any Rent / Refundable Deposit increases.
